Build a commute test, not a commute guess
Online estimates often reflect one moment or typical conditions. Drive the route at the hours you expect to use it, including the school drop-off or pickup pattern if relevant. Identify a backup route and observe how an interchange, bridge or two-lane road affects the trip.
Repeat the test from the actual property when possible. A few miles within the same community can change access to US 29, I-95, MD 32 or MD 100. Consider parking time and the last portion of the trip, not only highway distance.

Use current public-transit information
Howard County’s public-transit page and the RTA route site provide the current system information. Routes connect locations such as the Mall in Columbia, Howard Community College, Howard County General Hospital, Laurel, Elkridge and regional transfer points, but schedules change.
MARC stations near or within the broader corridor can support some Baltimore or Washington commutes. Station parking, train schedule, first-mile travel and service disruptions determine whether the option is practical. Verify every component before choosing a home around a transit plan.

Balance access with location impacts
Proximity to a highway, airport, rail line or employment center may reduce travel while increasing noise, traffic or commercial activity. The tradeoff is personal and property-specific. Visit outside during morning, evening and weekend periods.
For remote workers, internet quality, workspace, cellular service and power reliability may matter more than peak commuting. Hybrid schedules can shift the preferred location, but future work patterns may change; preserve some flexibility when possible.
